PROPERTY MANAGEMENT SERVICES INCLUDE:
MARKETING - Determine fair market rental amount and begin agressive marketing program including MLS Service, numerous websites , newspapers and showing your property to prospective, pre-screened tenants.
TENANT SCREENING - Run extensive background checks to determine eligibility including but not limited to credit history, income verification, employment history and rental history.
TENANT PLACEMENT - Prepare lease contract with all mandatory disclosures and our company addendum to protect the landlord, collect move in funds, provide tenants with Statement of Condition, instruct tenant to pay rent on time and as agreed and to maintain property.
COLLECTION OF YOUR RENTAL INCOME - Receive rent payments, if needed serve 3 Day Notice.
MAINTENANCE OF YOUR PROPERTY - Arrange for necessary services. For example: utilities, gardening, pool service. Arrange for economical and efficient repairs such as painting, new carpeting, interior cleaning, pest control and other various types of repairs on an "as needed" basis. We use independent contractors or vendors that provide us excellent service and resonable fees.
PAY YOUR BILLS - We may pay all recurring monthly expenses on your property such as mortgages, taxes, associations, gardening, pool service etc.
ACCOUNTING SERVICE - Monthly itemized statements will be provided showing all income and expenses. Year end statements as well.
MAINTAINING TENANTS - Courteous, prompt and professional attention to tenant inquiries and repair requests. Fast service on maintenance issues.
DISBURSEMENT OF RENTAL INCOME - Forward owner proceeds as instructed on a monthly basis.
RENTAL SERVICE - We provide the rental community with a large selection of rental properties in Orange County at no charge to the prospective tenant. In doing so, we have a constant surplus of qualified tenants waiting for rentals to become available. Additionally, we work with several relocation companies in their effort to provide housing for their employees.
