PAY YOUR BILLS
We may pay all recurring monthly expenses on your property for example mortgages, taxes, insurance, HOA dues, gardening, pool services, etc.
Monthly itemized statements will be provided showing all income and expenses.

DISBURSEMENT OF RENTAL INCOME
Forward owner rent proceeds as instructed on a monthly basis.
We provide the rental community with a large selection of rental properties in Orange County at no charge to the prospective tenant. MOVING IN A NEW TENANT
Preparation of rental or lease agreement and all mandatory disclosures -Collection of Security Deposit and First Month rent. -Provide tenant with a “Statement of Condition” at time of possession to be completed tenant which documents the condition upon move in and is kept on file in our office -Instruct tenant to pay rent on time and maintain the property in its current condition.
COLLECTION OF YOUR RENTAL INCOME
Receive rent payments -If needed serve “3-day-notice to pay rent or quit” on the 5th day of the month.-Provide tenant with a “Statement of Condition” at time of possession to be completed by the tenant which documents the condition upon move in and is kept on file in our office.-Start unlawful detainer action if rent is not paid.
MAINTENANCE OF YOUR PROPERTY
Arrange for necessary services for example utilities, gardening, and pool maintenance.-Arrange for economical and efficient repairs such as painting, new carpeting, interior cleaning, etc.-Use independent contractors, vendors and/or handyman at reduced rates.-Provide 24-hour emergency services.
Q: HOW ARE TENANTS SELECTED?
After tenants turn in a completed application, we verify rental history, employment, and obtain a credit report which includes credit and evictions.
Q: DO I PAY FOR PROCESSING THE APPLICATION?
No. We obtain fees from the applicant before we process their application.
Q: HOW ARE SECURITY DEPOSITS HANDLED?
Security despots are deposited into the trust account. They remain in the trust account unit the tenant vacates the property. By LAW any security deposits money due to the tenant must be refunded within 21 days.
Q: WHO PAYS FOR MAINTENANCE AND REPAIRS?
